Ronnie Richardson
CEO
Ronnie is a real estate executive with more than 30 years of experience in land sales, brokerage operations, investment services, and 1031 exchanges. He holds a BBA from Mississippi State University and an MBA from Mississippi College. He began his real estate career in 1992 and earned his broker’s license in 1995.
From owning and operating multiple real estate firms, including Conrad Martin Real Estate, Inc., and Richardson Properties, Inc., Ronnie is also a registered representative with RCX Capital Group.
This position ultimately led him to take on the position of CEO for America’s 1031 Exchange in 2026. In this role, he is focused on educating property owners to confidently navigate compliant, well-structured 1031 exchanges while working alongside their trusted advisors to support long-term tax deferral and reinvestment strategies.
Ronnie resides in Mississippi with his wife, Sherry, their two children, and cat, SIMBA. Outside of work, Ronnie enjoys traveling on hunting expeditions throughout Africa, Alaska, Canada, Russia, New Zealand, and beyond.
Olivia Sanders
Director
Olivia Sanders serves as the Director of America’s 1031 Exchange, bringing specialized expertise in tax-deferred real estate transactions. Since 2023, she has trained under some of the nation’s leading 1031 exchange attorneys, equipping her to provide clients with trusted guidance throughout the exchange process.
Olivia earned her bachelor’s degree in business administration and management from Winthrop University. Outside of work, she enjoys spending time with family and friends, hiking, and hitting the range. Olivia and her son make their home in South Carolina.
